Wonderful charming place just enough away from the town center to enjoy the peaceful side of Harrogate Positive: Great location! Close to trails, and lovely little private outdoor space! Negative: Of course typical UK heat wave and no AC

Nice place, shame about the grubby sheets. Positive: Appreciated provision of toiletries, tea, milk and even Betty's fruit cake. Quiet location, close to good local pubs, the Stray, Greenway footpath to River Nidd, short walk into town. Negative: Linen not laundered properly. I noticed stains on one of the towels then took a look in the bed - the sheet was stained and worn and there was a hair in the bed. Duvet cover also looked a bit dubious. I ended up buying some new bedding from nearby Asda rather than using the provided linen. Tall people should be warned that there's a very low ceiling on the stairway - even I had to be careful not to bump my head and I'm only 5'6".

Positive: The location was very good, very peaceful and just a 20 minute walk into Harrogate. Great to have private parking. The property was clean and well equipped.

Positive: The accommodation on first look seemed clean. Floors on ground floor clean and kitchen clean although rather worn flooring in kitchen area. Fridge clean cooker clean although oven looked in need of professional clean.Fan hood so noisy from clattering. Found the settee very uncomfortable. Needed to put cushioning at back of settee for support, when I did this I found grit and muck between cushions. Brushed this down. The settee very low Carpets on stairs and bedroom looking worn. Bathroom had nice shower, although bathroom blind plastic and worn. Bottom sheet had marks on oneside of bed, unknown origins. Mattress comfortable The Quilt cover and pillows okay. Although what I saw on actual Quilt when I stripped cover on leaving (I always strip beds when i leave) shocked me, a number of large brown coloured stains of unknown origins. Also needs decorating on skirting and walls as looks shabby. Don't get us wrong we liked the layout of accommodation although no room for a visitor for an afternoon tea. Especially as we were visiting friends. The owners left a lovely box of chocolates and a bettys fruit cake with milk in fridge plus Tbags coffee and sugar sachets, Much appreciated The accommodation just needs a lot of TLC. Would I go back 🤔 Probably as its walkable to our friends and dog friendly but I would go prepared with my own bedding. It's in a prime spot and private and quiet. Some good points would watch cost and maybe check everything on first day and complain to owners, I don't like complaining and we were only there for a few days. Negative: See above-mentioned

Great value accommodation in good location Positive: Excellent location. Only 15 minutes walk from the centre of Harrogate. Off road parking. The house is clean and well equipped. Negative: There was an issue with the heating, but this was quickly resolved by Ian. Whilst fixing the heating problem Ian provided great advice on places to walk. Thanks Ian!
